How structural survey cost works
- Decide whether you need a surveyor or an engineer. A building surveyor inspects the whole house and reports on condition, including movement. A structural engineer is instructed on a specific structural question, often after a surveyor has raised it, and produces calculations or a targeted opinion. Buying the engineer first usually means paying for both.
- Give the reason you are asking. A survey booked because of a crack over a door is a different job from a routine pre purchase survey. Say what you have seen and send a photograph. A firm that knows the question can scope the visit around it.
- Understand what a subsidence investigation costs. Suspected subsidence is rarely settled by one visit. A first inspection can be followed by monitoring over months, trial holes, drain testing and a soils report, each of which is separately priced. A quote for the first visit is not a quote for the answer.
- Expect London and the south east to price differently. Rates follow local professional costs and travel, and central London work carries both. Compare like for like within an area rather than across the country, and ask whether parking and access time are in the fee.
- Check the report will be addressed to you. A report addressed to somebody else, or issued with a disclaimer against third party reliance, is of limited use in a negotiation. Confirm at the point of instruction who the report is for.

- In everyday use, yes: most people asking for a structural survey want the RICS level 3 building survey. A structural engineer's report is a narrower and different product.
- Do I need a structural survey for a mortgage?
- No. Lenders commission their own valuation. A structural survey is bought by the buyer for the buyer, and a lender may separately require a specialist report if their valuer raises something.
- How long does a structural survey take?
- A full inspection of a typical house is most of a day, with the report following some working days later. A property with a cellar, outbuildings or extensive alterations takes longer and should be quoted as such.
