A boiler service is not a legal requirement in the way the landlord's gas safety check is, and the two are constantly confused because one engineer usually does both in one visit. The service is a maintenance job that keeps the appliance efficient and the warranty alive. The check is a statutory inspection that produces a record. How gas safety and boiler services works
- Separate the service from the safety check. A landlord must have every gas appliance and flue checked annually by a Gas Safe registered engineer and give the tenant a record of it. A service is the manufacturer's maintenance schedule for the appliance. A quote for one is not a quote for the other, and a combined visit should say what it includes for each.
- Count the appliances, not the property. A boiler, a gas fire, a hob and a flue in the same house are four things to inspect. Most quotes assume one appliance and price extras separately, so a property with a fire in the lounge and a gas hob costs more than the headline number for the same visit.
- Ask what the service actually covers. A full service follows the manufacturer's schedule: casing off, components checked, burner and heat exchanger inspected and cleaned as required, seals and flue checked, gas pressure and combustion tested, and the results written down. A visual check and a flue gas reading is not a service, however quickly it is done.
- Fuel and appliance type change the price. Oil and LPG appliances are a different trade and a different registration, and a back boiler behind a fire takes longer to reach than a modern wall hung combi. Commercial appliances are priced per appliance and by size, and the certificates carry different codes.
- Book both together and get one visit. Where a property needs both, one engineer doing both in one attendance is almost always cheaper than two visits. Ask for the combined price and for what the record and the service report will each say.
