How asbestos roof removal works

1. Confirm what the sheets actually are. Corrugated grey sheeting on a mid-century garage is usually asbestos cement, but assuming is not identifying. A sample analysed by an accredited laboratory settles it, and the result changes both who may do the work and how the waste has to be handled and paid for.
2. Price the access before the roof. A single-storey garage reached from a tower is a different job from a farm building needing an edge-protection scaffold and crawling boards. Roof sheets are fragile and fragile-roof falls are a major cause of construction fatalities, so a quote with no access method written into it has not costed the largest part of itself.
3. Insist the sheets come down whole. Breaking asbestos cement releases fibres and turns a controlled job into a contaminated site. Sheets are unscrewed and lowered rather than dropped, which is slower and is what a proper quote is buying. A price that only works if the roof is smashed is not cheaper, it is a different job.
4. Get the waste priced explicitly. Asbestos cement is hazardous waste, double wrapped, labelled and consigned to a site licensed to take it. Disposal is charged by weight or by skip and can be a large share of a small job, so it belongs on the quote as its own line rather than inside a single figure.
5. Plan the replacement in the same breath. A stripped roof is an open building. Removal and re-roofing are often separate trades, and an owner who arranges only the first ends up paying twice for access. Ask each quote whether the scaffold or tower is shared with the replacement and who owns the gap between them.

Is an asbestos garage roof dangerous where it is?

Asbestos cement in good condition and left alone is not the same risk as damaged insulation. The risk arrives with disturbance, which is why the decision to remove is usually driven by a plan to build, a broken sheet or a sale rather than by the sheet simply existing.

Does roof removal need a licensed contractor?

Work on asbestos cement is usually non-licensed. It still has to be done safely by a competent contractor with the right waste route, and if the survey finds insulating board rather than cement, the job becomes licensable.

Can I take it to the tip myself?

Some local authority sites accept small quantities of household asbestos by prior arrangement and many do not. Check with your own council before you plan around it, and never move it broken or unwrapped.

Why do quotes vary so much for the same roof?

Usually access and waste. Compare the access method, the number of sheets, whether disposal is included and by what measure, and whether making good and the replacement covering are in or out.
