The prefabricated concrete garage with a corrugated cement roof is the archetype of a small asbestos job, and it is priced far more by logistics than by risk. The sheets are light, the material is bound in cement, and the work is normally non-licensed. What you are paying for is careful dismantling, an access method that does not put anybody on a fragile roof, and a waste route with paperwork at the end of it.
Roof only, or the whole garage
Deciding this first changes every quote. A roof strip leaves the panels, the base and the door; a full removal takes the panels too and leaves a slab. The panels are usually the same material as the roof, so a garage that is coming down anyway is often cheaper to take in one visit than to strip twice.
The lines to ask for
Sheet or panel count, the access method, whether the frame or the base is included, the disposal measure and route, and whether making good the fascia, the gutter and the wall junction is in or out. Get those five and two quotes become comparable. Without them the cheapest number is normally the one that assumed somebody else was paying for the waste.
Replacement in the same programme
A stripped garage is an open building, and the new covering is usually a different trade. Arranging both under one programme shares the access equipment and stops the roof standing open. Ask each contractor whether they replace as well, and if not, who does and when.
Before you buy any of it
Get a sample analysed. It costs a fraction of the job, it decides whether the work is licensable, and it tells the waste contractor what they are carrying. A removal quote written before the analysis has assumed an answer, and if the assumption is wrong the price changes completely.
