The honest starting point is the date. A house built or refurbished before 2000 in Britain probably contains asbestos somewhere, and one built after it probably does not. From there a check is a structured walk through the places it was used, followed by sampling anything suspect. It is not a gadget and there is no meter: identification runs through a laboratory every time.
Where to think first
Ceilings, for textured coatings and insulating board. Lofts and attics, for loose fill insulation, water tanks and board around tanks and pipes. Airing cupboards and behind electric heaters, for insulating board. Kitchens and bathrooms, for old floor tiles and their adhesive. Garages, sheds and outbuildings, for cement sheeting. Flues and boiler surrounds. Rainwater goods and soffits outside.
What a check is
A survey, or a smaller targeted version of one. A competent surveyor walks the property, records what is present or presumed, and samples what needs analysis. What comes back is a document you can act on and hand to a builder, rather than an opinion. Where a check finds nothing suspect that is recorded too, with the areas that were not accessed named.
What it is not
There is no detector, no sniff test and no reliable photograph. Products containing asbestos look identical to products that do not, and colour, texture and age narrow the question without answering it. Anybody selling certainty without a sample is selling something else.
What to do with the answer
For a private house, keep the report and tell any trade who works on the building. For anything non-domestic, the answer feeds the register, the risk assessment and the management plan. In both cases material in good condition is normally left alone, recorded and checked periodically rather than removed.
