Sprinklers are the most misunderstood fire system in the building. They do not all go off at once, they are not triggered by smoke, and they put out or hold far more fires than they ever damage property. Each head opens individually when the air at that head reaches its own operating temperature, which is why a real sprinkler activation usually involves one or two heads and a lot less water than a fire service attack would.
When a building needs one
The requirement comes through Building Regulations approved document B and through the fire strategy rather than through the Fire Safety Order. Height, compartment size, occupancy and the presence of sleeping risk are the usual triggers, and sprinklers are also used as a trade-off: a designer accepts sprinklers in exchange for a longer travel distance, a larger compartment or a simpler escape arrangement. That trade is the reason they cannot simply be switched off later.
Wet, dry and pre-action
A wet system holds water in the pipes and is the default. A dry system holds air and is used where pipes would freeze, such as unheated stores and car parks. A pre-action system needs both a detector and a head to operate before water is released, which is why it is used over data rooms and archives where an accidental discharge would be its own disaster.
Inspection and maintenance
Weekly checks of gauges, valves and alarm devices by the duty-holder. Quarterly and annual service by a competent contractor covering the pumps, tanks, valve sets, alarm tests and a sample of heads. Longer interval checks on water supplies and on heads themselves. The article 17 duty to maintain is what makes all of it a legal obligation once the system exists.
What moves the cost
Area covered, hazard classification, whether the incoming water supply is adequate or a tank and pump set is needed, whether the building is occupied during installation, and the ceiling construction. The tank and pump are usually the single biggest item and the one that surprises clients, because the water supply rather than the pipework is what decides the price.
What actually goes wrong
Heads painted over during a refurbishment, which stops them operating. Heads obstructed by new partitions, shelving or signage. Valves left shut after maintenance. Pumps that have never been load tested. None of those is visible to an occupant, and all of them are found by an inspection regime that somebody is actually running.
