A house survey is priced off four things: the level of report, the size of the building, how far the surveyor travels and how much of it they can actually get to. Firms publish bands rather than prices because the same postcode holds a two bedroom flat and a six bedroom house with a cellar. Any number quoted before those four are known is a starting position rather than a price.
Fix the level first
Level one condition reports, level two home surveys and level three building surveys are three different products with three different prices. Comparing a quote for one against a quote for another is the most common way buyers conclude that a firm is expensive when it is simply quoting for more work.
Give the same facts to every firm
Floor area, number of storeys, age, construction type, whether there is a loft conversion, extension, cellar or outbuilding, and the postcode. Firms that receive the same brief return comparable numbers. Firms that have to guess price the guess.
Ask what is included and what is extra
Damp meter readings, a drain survey, a timber and damp report, a valuation, and a second visit after works are all sometimes included and sometimes not. The cheapest headline with three exclusions can end up above the dearest headline with none.
Check the travel assumption
A surveyor covering a rural county prices travel into the fee, and a firm two counties away may be cheaper on paper and dearer once mileage is added. Ask whether travel is included at the postcode you gave.
Weigh the fee against the decision
The survey is bought to inform a purchase decision that is orders of magnitude larger. Choosing between two competent firms on price is reasonable. Choosing a level down to save money on a house that needed the level up is not a saving, it is a smaller amount of information.
