How gas safety check cost works
- Know what the check itself covers. That the appliance burns correctly, that it is at the right operating pressure, that the flue removes the products of combustion, that ventilation is adequate and that safety devices work. It is an inspection against a standard rather than maintenance.
- Diarise it from the last check, not from the tenancy. The duty is annual and the record dates it. Booking two or three weeks before the anniversary leaves room for an abortive visit without going over.
- Budget for what the check finds. An appliance classed as at risk or immediately dangerous will be turned off with the landlord's or tenant's permission, and the repair is a separate cost. Where a property has old appliances, carry a contingency.
- Get the record to the tenant. The record has to reach existing tenants within the statutory period and be given to new tenants at the start of the tenancy. A check that was done and a record that was never handed over is still a breach.
- Combine it with the service where it makes sense. One visit, two documents, one travel charge. Where the boiler is also under warranty, the service is happening anyway.
