How full structural survey cost works

  1. Ask the quote to itemise the visit. How long on site, whether the roof void, cellar and outbuildings are included, whether a ladder inspection of flat roofs is in, and how many people attend. Itemised quotes are comparable. Single line quotes are not.
  2. Confirm the report format. Some firms issue a narrative report and some issue the RICS template with expanded commentary. Both are acceptable. Knowing which you are getting before you pay avoids the disappointment that produces most complaints about surveys.
  3. Separate the specialists out. Drainage, electrical testing, gas, timber treatment and asbestos are specialist instructions. A building surveyor will flag when one is needed. Treat those as a contingency in your budget rather than an overrun in the survey fee.
  4. Agree the turnaround in writing. The report is the product and its date matters. Firms that commit to a working day turnaround usually meet it, and the commitment is worth asking for rather than assuming.
  5. Ask what happens if the surveyor cannot get access. Locked outbuildings, a sealed loft hatch or a tenant who is not expecting anyone all cost a revisit. Ask what an aborted or partial visit costs before it happens rather than afterwards.
