How building survey cost works
- Ask how the firm charges. Fixed fee against a described scope is the most common and the easiest to compare. Hourly rates appear on commercial and contentious work. Percentage fees appear on project work and rarely on surveys. Know which you are being offered.
- Describe access honestly. Scaffold, a locked flat roof, a tenanted property or a listed building with restricted access all change the day. Surveyors price uncertainty, so removing it usually lowers the quote rather than raising it.
- Ask for the surveyor's own qualifications. Chartered status and professional indemnity insurance are the two things that make a report worth something in a dispute. Both are easy to ask for and easy to check before you instruct.
- Get the scope in writing. Terms of engagement should say what will be inspected, what will not, who the report is for and what the liability cap is. A firm that will not put that in writing is not a firm to instruct on a purchase.
- Do not pay twice for the same inspection. If a specialist report is already available from the seller, share it. A competent surveyor will read it and price around it rather than repeating it, and will say plainly if they think it cannot be relied on.

- Hourly rates vary widely by region and by the seniority of the person attending, which is why most residential work is quoted as a fixed fee against a defined scope instead. Ask for the fixed fee.
- Is a building survey cheaper on a flat?
- Usually, because the inspection is smaller. It is not always simpler: a flat brings a lease, common parts, and a building the surveyor can only see from outside, and a good report says what it could not reach.
- Can I negotiate a survey fee?
- Scope is more negotiable than rate. Removing a valuation, accepting a slightly later date or booking two properties with the same firm are the levers that move a number honestly.
