How commercial eicr cost works

1. Establish who owes the duty. In a leased building the answer is in the lease. The landlord is usually responsible for the supply up to the demise and the tenant for the installation inside it, but the Electricity at Work Regulations 1989 place the duty to maintain on whoever controls the system. Read the repairing clause before assuming.
2. Count boards and circuits. Ask for a schedule of distribution boards and ways. Testing is priced per circuit, and a building with three sub-boards is three sets of isolation, proving and recording rather than one. A site visit or a set of photographs of the boards will get a firm price instead of a range.
3. Decide on sampling. BS 7671 allows periodic inspection to be carried out on a sample basis for larger installations where full testing would be disproportionate, with the sample and the reasoning recorded on the report. A quote for a percentage of circuits should say what percentage and why, and the report should carry the same statement.
4. Plan the shutdowns. Circuits have to be dead to be tested. Whether that happens out of hours, at weekends or in phases across a shutdown week changes the labour rate as much as the circuit count does. Say what access the business can offer before asking for a price.
5. Ask what the report covers afterwards. Whether remedial work is priced separately, whether an asset register or circuit schedule is produced, and whether the report will be issued in a form your insurer or client will accept. On a commercial site the paperwork is often what the enquiry was really for.

Who is responsible for an EICR on a commercial property?

Whoever controls the installation. The Electricity at Work Regulations 1989 place the duty to maintain systems so as to prevent danger on the employer or duty-holder, and in a leased building the split usually follows the repairing clause in the lease.

Why is commercial fixed wire testing priced per circuit?

Because each circuit is isolated, tested and recorded separately. Circuit count is the only unit that scales honestly between a shop and a factory.

How often should commercial fixed wire testing be done?

There is no single statutory interval. The interval is set by the previous report and by the use of the building, and IET guidance recommends shorter intervals for higher risk premises.

Can testing be done without shutting the business down?

Partly. Some inspection is possible live, but testing requires the circuit to be dead, so the work is usually phased, done out of hours, or timed with a planned shutdown.
