Builders clean London: access and waste are what move the price

A builders clean is priced from how much residue is there rather than how big the space is. London adds two things on top of that, and neither is on the floor plan: how the team and their kit reach the work, and what happens to what comes out. A quote that does not name both is a quote that will be revisited on site, which is the London cleaning complaint almost every time.

Reaching the work is a priced item

A suburban unit takes a van to the door. A central London floor takes a loading bay slot booked in advance, a permit in some boroughs, a goods lift that may not have been handed over yet, and otherwise a stair carry for every drum of water and every bag out. Ask the contractor to state the access assumption in the quote: bay or street, lift or stairs, and which floors. That single line is the difference between the quoted day and the day that actually happens.

The waste is trade waste and it cannot go in the building's bins

What comes off a builders clean is commercial waste: protective film, plaster residue, packaging, silicone and paint debris. It sits under the duty of care, which means it leaves with a registered carrier and a transfer note that the building keeps. The bin store of a residential block or a managed office is not a lawful destination for it, and putting it there is the mistake that reaches the managing agent within a week. Ask who carries it, and ask to see the registration.

The labour floor under the quote

A builders clean is almost entirely labour, and London labour prices off a higher floor than the rest of the country. Where a contractor is an accredited Living Wage employer the hourly rate has a published floor under it, and the London rate is set separately from the rest of the UK. That is the honest reason a London quote sits above a regional one for the same square metres, and it is worth more than a discount that has to come out of somebody's hours.

Occupied and part occupied buildings

Much London fit out work finishes in a building where other floors are already trading, so the clean runs out of hours or overnight and the rate changes with it. Dust control matters more, because it travels through a shared riser and a shared lift lobby into somebody else's demise. Agree containment, the hours, and who holds the keys and the alarm code before the first night, not on it.

After building cleaning, and what an after builders clean does not include

The sequence is usually two visits and a quote for one is the commonest misunderstanding. The first is the rough clean once the trades are off: construction dust, stickers, plaster and paint splashes, protective film, and the waste the trades left. The second is the sparkle, close to handover, which is glass, frames, sanitaryware, floor finish and every horizontal surface again, because dust keeps falling out of the building for days. What is not included unless it is written in: removing the contractor's own waste, anything requiring access equipment, and putting right damage. Ask which visit the price is for.

Building site cleaners, and why they are not the builders clean crew

Two different jobs at two different points. Site cleaning runs DURING the works: keeping walkways clear, emptying skips, sweeping down at the end of each shift, cleaning the welfare unit, and it is bought as a resource on site rather than as a finish. The builders clean happens when the trades are off and it is judged against handover. Confusing them produces the argument everybody in construction has had: a site cleaner charged with a sparkle finish, or a finishing crew asked to clear the last of the waste. Put both in the programme, with separate scopes, and say who removes the skips.

Building cleaners, and the three trades the phrase covers

Three different trades answer to the phrase and quoting the wrong one wastes everybody's time. A builders clean is the post construction sequence, usually in two or three stages: rough clean as trades finish, a builders clean removing dust, stickers, plaster and paint, and a final or sparkle clean before handover, priced per square metre or per unit and needing waste removal and often working around snagging. Commercial or contract cleaning is the recurring job, priced per visit or per month against a written specification with frequencies, and that is what most offices mean. Exterior building cleaning is a third trade: facade, render, cladding and gutter cleaning, pressure washing and high level window work, priced by access and needing method statements for working at height. What they share is nothing except the word building, so the first question to any quote is which of the three you are being priced for.

Questions people ask about builders clean London

Why is a London builders clean dearer than the same job elsewhere?

Labour and access, in that order. London labour prices off a higher floor, and reaching a central London floor with kit and taking waste back out of it takes hours that a drive up unit does not.

Does the cleaning contractor remove the construction waste?

Only if the quote says so. It is commercial waste under the duty of care, so it has to leave with a registered carrier and a transfer note. If the contractor is not carrying it, agree who is before the clean starts.

Can the clean run while other floors are occupied?

Yes, and it usually does in London, out of hours or overnight at a different rate. Agree dust containment across shared risers and lobbies, the working hours, and the access and alarm arrangements in advance.

What access details should a London quote state?

Whether it assumes a loading bay or street parking, whether the goods lift is available or the team is carrying up stairs, and which floors. Those assumptions are where a fixed price stops being fixed.

Do contract cleaners London wide charge more for a builders clean?

Usually, and the reasons are structural rather than local greed: access windows are shorter, the goods lift has to be booked, waste has to leave through one loading bay, congestion and parking are real costs, and the work often has to be done at night. What is not a reason is the cleaning itself, which is the same specification anywhere. Ask a London quote to state the access assumptions and the hours it is priced for, then compare it with a quote from outside the city on the same assumptions, and the gap usually turns out to be the logistics rather than the labour.

Are after builders cleaning prices UK wide quoted per square metre?

Sometimes, and it is the least reliable basis in this trade because the variable is the mess rather than the area. Two identical floors, one left swept by a considerate main contractor and one left with dust in every track and paint on the glass, are days apart. A quote worth having comes after a walk round and states the state it has assumed, the number of visits, whether waste removal is included and what happens if the site is not ready. A rate per square metre sight unseen is a placeholder that will be revised on the day.
